Wenn es sich ein Monster in einem Wiener Schulhof gemütlich macht, so ist das keine Invasion. Beides sind Kunst & Bau-Projekte von der BIG (Bundesimmobiliengesellschaft), die im Rahmen ihrer Kunstinitiative BIG ART am BG/BRG Kufstein das Kunstwerk "Zerknitterte Wand" von Karl-Heinz Klopf umsetzte und im BRG/BORG Lessinggasse ein freundliches Alien namens MYX von der Künstlergruppe Gelatin einziehen ließ. Die beiden so unterschiedlichen Kunstinterventionen sind hervorragende Beispiele für die Kombination von Architektur und Kunst, die die BIG österreichweit (von Osten bis Westen) umsetzt. Denn die BIG findet: Kunst ist für alle da! Dabei soll sie nicht nur neben dem Gebäude existieren, sondern mit der gerade entstehenden Architektur mitwachsen und die Chance haben, Teil des Ensembles und des darin stattfindenden Lernens und Lebens zu werden. So geschehen beim Justizzentrum Eisenstadt, wo im Zuge der Sanierung auch die drei Spazierhöfe für die Insassen neu konzipiert wurden. Die Künstler- und Architektengruppe raumlabor berlin gestaltete die Höfe mit landschaftlichen Elementen, Sitzgelegenheiten und Sportgeräten neu. Durch das Projekt "Turbulenzen" wird künstlerische Gestaltung mit der Integration der Bedürfnisse vor Ort verbunden. [caption id="attachment_47446" align="aligncenter" width="438"]

Die multifunktionale Plastik im Außenraum ist mit ihrer Mosaikoberfläche an Ornamente und Muster von Teppichen aus verschiedenen Kulturen angelehnt. In Vorarlberg entwarf Gerold Tagwerker unter Einbindung der Schüler*innen die Stufenlandschaften mit dem Namen OLIVETTI, die, angesiedelt in den Schulhöfen, als Sitz- und Arbeitsplätze oder zum Laufen und Spielen benutzt werden können. BIG – verlässlicher Partner bei der Zustandserfassung von Gebäuden

Auch Immobilien kommen in die Jahre. Um sie gut zu erhalten, sorgen Sie als Eigentümer*in für die nötige Pflege, zum Beispiel in Form von regelmäßigen Wartungs- und Instandhaltungsmaßnahmen. Manchmal ist es aber auch wichtig, einen Blick in die Substanz zu werfen. Nur so kann festgestellt werden, in welchem Zustand sich die einzelnen Bestandteile des Gebäudes befinden, welche Maßnahmen in welchem Zeitrahmen zu setzen sind und mit welchen Kosten dabei gerechnet werden muss. Auch für Gemeinden ist es wesentlich, derartige Informationen als Basis für ihre Budgetplanung zur Verfügung zu haben.

Zustandserfassung & -analyse mit Unterstützung der Software AiBATROS®

Ein Beispiel aus der Praxis: Die Stadt Krems wollte wissen, wie es um ihr Rathaus bestellt ist und beauftragte die BIG mit der Zustandserfassung. Ziel war es, den bestehenden Sanierungsbedarf des historischen Gebäudes frühzeitig zu erkennen und auch eine Variante zur Modernisierung des Objekts als Vergleich ausarbeiten zu lassen. Mit Unterstützung der Software AiBATROS® werteten Expert*innen der BIG die Daten, die im Rahmen einer Begehung erhoben wurden, aus. Ebenso Pläne und Raumdaten, die dann mit umfangreichen statistischen Informationen abgeglichen wurden. Am Ende stand eine komplette Zustandsbeurteilung des Gebäudes. Mit Hilfe der übersichtlich dargestellten Ergebnisse war es möglich, weitere Entscheidungen zu treffen und gezielte Maßnahmen zu setzen, damit der gewünschte Gebäudezustand erreicht werden kann oder ein bestehender Zustand langfristig erhalten bleibt. Im Fall der Stadtgemeinde Krems wurden kurzfristige Instandhaltungsmaßnahmen umgesetzt. Die gesamte Auswertung diente als Basis für die zukünftigen umfassenden Planungsschritte. Denkmalschutz & Modernisierung – ein Widerspruch? Das Justizgebäude Salzburg ist ein besonders gutes Beispiel, wie Denkmalschutz und Modernisierung erfolgreich vereint werden: Etwa 350 Objekte die im Eigentum der BIG stehen, sind denkmalgeschützt und müssen dementsprechend gepflegt und instandgehalten werden. Bei allen Maßnahmen stehen ganzheitliche Konzepte, die funktionelle, wirtschaftliche und nachhaltige Lösungen miteinander verbinden, stets im Vordergrund. Ausgezeichnete Nachhaltigkeit Beim Justizgebäude Salzburg wurde Nachhaltigkeit großgeschrieben. Gesunde Raumluft, der Einsatz ökologischer Baustoffe, energieeffizienter Betrieb sowie die Betrachtung der Lebenszykluskosten waren bei diesem Projekt von hoher Priorität. So erfolgt die Versorgung über Fernwärme und in den Verhandlungssälen gibt es kontrollierte Be- und Entlüftung mit Wärmerückgewinnung. Es wurden nur PVC-freie Baustoffe eingesetzt und ein umfassendes Produktmanagement angewandt. Bemerkenswert ist nicht nur die Auszeichnung mit dem Staatspreis für Nachhaltigkeit und Architektur sowie die Zertifizierung mit klimaaktiv Silber für den Neubau. Das Justizgebäude Salzburg ist auch das erste Bundesgebäude, das die Zertifizierung klimaaktiv Gold im Denkmalschutz erreicht hat. Ein starker Partner Die Expert*innen der BIG zeichneten nicht nur für Sanierung und Neubau verantwortlich, sondern betreuen das Objekt auch nach Übergabe an den Mieter im Rahmen einer Betriebsführung. Diese kann, je nach individuellem Bedarf, Leistungen vom Betrieb technischer Anlagen über das Wartungsmanagement technischer Gebäudeausstattung sowie Störungsmanagement bis hin zu Brandschutz, Energieberatung und dem infrastrukturellen Facility Management umfassen. Ein Schwerpunkt in der Betriebsführung des Justizgebäudes Salzburg liegt auf dem Energiemanagement: In Abstimmung mit einem Energieoptimierer werden neben Monitoring, Analysebegleitung und Zielsetzung auch die Ausführung der vereinbarten Maßnahmen zur Optimierung direkt durchgeführt oder begleitet. Den auf die Bedürfnisse abgestimmten Betriebsführungsauftrag entwickeln Mieter und BIG gemeinsam. So ist sichergestellt, dass ein maßgeschneidertes Aufgaben- und Leistungsprofil erfüllt wird. Potenzielle Gefährdungen, die vom Objekt oder dem Grundstück ausgehen, sollen möglichst früh erkannt werden. Um die Immobilie verkehrssicher halten zu können, braucht es einen guten Überblick darüber, ob alle gesetzlichen Vorgaben erfüllt und vorgeschriebene Wartungen und Überprüfungen in den vorgesehenen Intervallen durchgeführt werden. Die Fachleute der BIG können Ihnen diesen Überblick verschaffen und etwaige Handlungserfordernisse aufzeigen. Im Rahmen einer Sicherheitsbegehung werden mögliche Gefahren identifiziert und dokumentiert. In Anlehnung an die Vorgaben der ÖNORM B1301 wird dabei der IST-Zustand erhoben und werden geeignete Maßnahmen zur Behebung nach Maßgabe der rechtlichen, wirtschaftlichen und technischen Machbarkeit vorgeschlagen. Objektsicherheitsbegehung mit Unterstützung der pit-Mobile-App Im Auftrag der Bildungsdirektion für Niederösterreich führte die BIG eine Objektsicherheitsbegehung im BORG Neulengbach durch. Ziel war es, aus bau- und anlagentechnischer Sicht einen Gesamtüberblick über das Objekt mit 5.000 m² Nutzfläche sowie die dazugehörigen Außenflächen zu gewinnen und potenzielle Gefährdungen aufzuzeigen. Unter Verwendung der pit-Mobile-App erfolgt die Dokumentation zur Gänze digital. Damit ist eine rasche Erstellung eines übersichtlichen Nutzerberichtes als Grundlage zur Einleitung weiterer Maßnahmen möglich. Dieser Bericht bietet dem Auftraggeber eine Entscheidungsgrundlage, um notwendige Schritte sowie gezielte Maßnahmen hinsichtlich der Gebäudesicherheit zu setzen und damit mögliche Gefahrenquellen zu minimieren.

Hier treffen wir Menschen, erfahren Neuigkeiten und freuen uns über zufällige Begegnungen. Die BIG ist stolz auf ihre Erfahrung bei der Planung und Gestaltung öffentlicher Plätze. Neben Funktionalität, Bequemlichkeit und eine ansprechende Optik achten wir auch auf regionale Wertschöpfung. Ein gutes Konzept berücksichtigt die Bedürfnisse der Menschen in einer Gemeinde. Eine gute Durchwegung und Vernetzung mit anderen Plätzen optimiert Wege im Ort selbst. Sitzgelegenheiten und Freiflächen laden zum Verweilen ein, Bäume und Pflanzen fördern ein angenehmes Klima und freundliches Erscheinungsbild. Ein von der BIG kürzlich fertiggestelltes Beispiel ist der Hauptplatz im steirischen Premstätten. Im Auftrag der Marktgemeinde errichtete die BIG das Rathaus und einen Hauptplatz, der bisher fehlte. Gleichzeitig gestaltete sie den angrenzenden Park neu. Der überdachte Vorbereich des Rathauses ragt in den Hauptplatz hinein und kann sogar für Veranstaltungen genutzt werden. So entstand für die Premstättner ein ganz zentraler Ort der Begegnung. Das Gemeindeleben hat nun einen neuen Platz. Dabei stand die BIG der Gemeinde von der Planung über die Umsetzung nach Bundesvergabegesetz bis hin zur Fertigstellung zur Seite. Um die besondere Bedeutung des Sports wissen wir auch bei der BIG und bieten daher gerne unsere Expertise an, wenn es um den Bau von Sportstätten geht. Egal, ob Schulsport, Freizeit- oder Profisport, für Jung oder Alt – mit unserem Know-how gestalten wir den für Sie passenden Bewegungsraum. Eine sportliche Zusammenarbeit pflegt die BIG beispielsweise seit Jahrzehnten mit der Polizeisportvereinigung Wien, an deren Sport- und Erholungsanlage sie weitgehend beteiligt war. Das jüngste Projekt auf dem Gelände ist eine Sporthalle mit Schwerpunkt auf Kampfsport und Selbstverteidigung. Das hat natürlich auch Auswirkung auf die Gestaltung: Die Fenster im Trainingsbereich sind auf der sonst unüblichen Höhe von zwei Metern positioniert, um Verletzungen zu vermeiden. Die Halle selbst ist mit Judomatten ausgelegt und die Innenwände wurden aus einem stoßresistenten Aufbau gefertigt, auf den eine weiche Textiloberfläche appliziert ist. Auch die Nachhaltigkeit kommt nicht zu kurz: Die Sporthalle ist als Mischung aus Mauerwerks- und Massivholzbau umgesetzt. "Durch den Bau der Kampfsporthalle haben wir zwei unserer wichtigsten strategischen Ziele, nämlich die Unterstützung der körperlichen Fitness und Einsatzfähigkeit der Exekutive sowie die Förderung des Jugendsports, verfolgt. Darüber hinaus haben wir gerade jetzt in Zeiten der Pandemie erkennen dürfen, wie wichtig diese zusätzliche Sportanlage für die Ausübung des Kampfsportes ist. Die Halle kann entweder im Gesamten genutzt oder mittels Trennelementen in drei eigenständige Segmente unterteilt werden. Um den Anforderungen von Wettkämpfen zu entsprechen, wurde die Halle mit einer lichten Raumhöhe von neun Metern errichtet. Die Tribüne ist flexibel gestaltbar und bietet bei maximaler Fläche für über 560 Zuschauer*innen Platz. Natürlich stehen den Sportler*innen auch Umkleiden und Sanitärräume zur Verfügung. Der blaue Eyecatcher steht auf dem Areal der Schule HIB Graz-Liebenau, wird aber auch von Stadt und Land genutzt. Die Bundesimmobiliengesellschaft (BIG) hat bereits zahlreiche Holzbauten für unterschiedlichste Nutzungen umgesetzt. Für die HBLA Pitzelstätten in Klagenfurt wurde ein neues Schülerheim in Holzmassivbauweise errichtet. Insgesamt wurden rund 3.000 Kubikmeter Holz verbaut. Während bei der Fassade eine unbehandelte vertikale Holzverschalung zum Einsatz kam, fand robuster Eichenparkett als Bodenbelag im Inneren Anwendung. Die Trennwände zwischen den Räumen und Gangbereichen sind abwechselnd mit Holz-Glas-Elementen gestaltet. Zahlreiche Vorteile für Umwelt und Mensch

Neben dem freundlichen Erscheinungsbild und der behaglichen Atmosphäre, die Holz als Baustoff schafft, gibt es zahlreiche andere Gründe, weshalb die BIG gerne auf Holz baut. Da Holzbauten als verlängerte Kohlenstoffspeicher wirken, verringern sie während ihrer Lebensdauer den CO2-Gehalt in der Atmosphäre. Zusätzlich reguliert Holz die Luftfeuchtigkeit, indem es Wasser in seinen Zellen aufnimmt und abgibt. Seine antibakterielle Wirkung macht es zu einem besonders hygienischen Baustoff. Auch wirtschaftlich betrachtet ist Holz sehr nachhaltig. Die leichte Bearbeitbarkeit und der hohe Vorfertigungsgrad ermöglichen eine kurze Bauzeit. Das geringe Gewicht erleichtert nicht nur den Einbau und die Verarbeitung, sondern macht auch den Transport wirtschaftlicher. Aufgrund der guten Wärmedämmung schneidet Holz im Vergleich zu Beton und Ziegeln bei den Betriebskosten besser ab, und auch die geringe Energiemenge, die zur Herstellung von Holzbauprodukten benötigt wird, lassen Holz besser als seine Materialkollegen abschneiden.

Wieso ist Schule auch räumlich so wichtig? Schule ist nicht nur ein Ort, an dem gelehrt und gelernt wird. Unterricht ist ein soziales Geschehen. In der Schule finden wichtige Prozesse statt, die online nicht ersetzt werden können. Ich denke da beispielsweise an das Aufbauen und Pflegen sozialer Kontakte, Partizipation und Kollaboration, aber auch das Ausprobieren und Gestalten. Das alles ist für Kinder und junge Menschen in ihrer Entwicklung wichtig. Solche sozialen Prozesse und deren Bedeutung werden uns oft erst dann bewusst, wenn sie plötzlich wegfallen. Wie kann ein Schulbau dazu beitragen, all diese genannten Aspekte nicht nur zu ermöglichen, sondern auch zu fördern? Loris Malaguzzi prägte den Begriff des Raums als dritten Pädagogen und fasst damit die Aufgaben der Schule als Raum hervorragend zusammen. Das Gebäude ist mehr als eine Hülle, es erfüllt wichtige Funktionen und unterstützt die darin gelebte Pädagogik. Daher muss es stets an die Anforderungen der Nutzer und Nutzerinnen angepasst und im Sinne zukünftiger Generationen auch nachhaltig gedacht werden. Schulbauten sollen unterschiedliche Lehr- und Lernformen ermöglichen.

DI Wolfgang Gleissner, Geschäftsführer der BIG Können Sie einige Beispiele nennen? Besonders dafür geeignet sind zum Beispiel das Cluster- und Departmentsystem, wie wir es im Bildungsquartier Aspern umgesetzt haben. Beim Clustersystem sind mehrere Klassenzimmer um einen offenen Raum angesiedelt, der für Gruppenarbeiten genutzt werden kann. Beim Departmentsystem werden die Schüler und Schülerinnen in einem Raum des jeweiligen Departments unterrichtet. Also zum Beispiel Naturwissenschaften oder Sprachen. Die sogenannten "Home-bases" ersetzen die Stammklassen, hier können die Jugendlichen die Zeit zwischen und außerhalb der Unterrichtstunden frei gestalten. Offene Gangbereiche mit Lerninseln fördern Gemeinschaft und Zusammenarbeit. Mitunter durch Schiebewände flexibel gestaltbare Lernbereiche erlauben fächer- und klassenübergreifendes Lernen. Die Devise lautet "weg von der klassischen Gangschule hin zu innovativen Raumkonzepten". Welche Rolle spielt Architektur bei all dem? Architektonische Qualitäten im Innen- und Außenraum sind wesentlich für eine anregende Atmosphäre, in der es sich bewiesenermaßen leichter lernen lässt. Idealerweise schaffen wir durch ansprechende Architektur eine Identifikation der Nutzerinnen und Nutzer mit dem Gebäude. Es ist uns in der Bundesimmobiliengesellschaft ein großes Anliegen, dass die Schülerinnen und Schüler und natürlich auch die Pädagoginnen und Pädagogen sich in ihrer Schule wohlfühlen. Sicht- und kurze Wegverbindungen tragen zu einer offenen Kommunikation und damit wiederum zu einem Gemeinschaftsgefühl bei. Neben einer optisch ansprechenden Gestaltung braucht es vor dem Hintergrund des Lärmpegels in einer Schule auch eine hohe akustische Qualität. Außerdem legen wir als BIG ein besonderes Augenmerk auf die Luftqualität und eine gute Belichtung. Beides beeinflusst die Leistungsfähigkeit der Schüler und Schülerinnen positiv. Sie haben gesagt, ein Schulbau muss nachhaltig gedacht werden. Könnten Sie näher darauf eingehen? Ich meine hier die drei Säulen der Nachhaltigkeit. Eine Ausgewogenheit ökologischer, ökonomischer und sozialer Faktoren. Das ist unser klarer Anspruch an gute Architektur. Wir haben früh damit begonnen, unsere Leitlinien hinsichtlich des Klimaschutzes auszubauen. Die BIG hat einen eigenen nachhaltigen Mindeststandard implementiert, der weit über die gesetzlichen Anforderungen hinausgeht. So erreicht jedes Neubau- und umfassende Sanierungsprojekt mindestens die klimaaktiv SILBER Zertifizierung. Bereits in der Planung kann Einfluss auf Energieeffizienz und Umweltschutz des Gebäudes genommen werden. Lernen in guter Atmosphäre

Wie wichtig Schule – auch räumlich – ist, hat uns vor allem das vergangene Jahr gezeigt. Als BIG ist es uns ein besonderes Anliegen, Schulen so zu gestalten, dass sich Schüler*innen und Lehrende wohlfühlen. In der Umsetzung von Schulbauten achten wir stets auf eine Architektur, die pädagogische Aufgaben unterstützt und den spezifischen Anforderungen des Lernens und Lehrens entspricht.

Ein Neubau ergänzt den Bestand und schafft neue Möglichkeiten

Beim kürzlich fertiggestellten BRG/BORG Lessinggasse in Wien ergänzte die BIG daher den frisch sanierten Bestand um einen Neubau. Innenhöfe und Dachflächen stehen als Pausenräume zur Verfügung. Der zweigeschoßige Mehrzweckraum unterstützt den Schulschwerpunkt "Theater und Performance". Bibliothek, Cafeteria und Speisesaal laden zum Verweilen ein. Somit bietet das Schulgebäude nun den benötigten Raum für Unterricht, Kreativität und Begegnung.

Schule unter neuen Voraussetzungen

Mit mehr als 400 Schulen im Portfolio ist die BIG direkt am Puls der Zeit und weiß, welchen Bedarf die Nutzer*innen haben – auch im Hinblick auf die aktuellen Herausforderungen durch die Pandemie. Damit Unterricht und Zusammentreffen vor Ort trotzdem möglich sind, muss verstärkt auf Hygiene geachtet werden. Es gilt, Ansteckungsquellen so weit wie möglich zu minimieren. Mit der Raum- und Oberflächendesinfektion durch die BIG gelingt das rasch und unkompliziert: Durch Hochdruckvernebelung eines speziellen Desinfektionsmittels gelangt der für Mensch, Tier und Umwelt unbedenkliche Wirkstoff auch in all jene Bereiche, die mit einer herkömmlichen Wischdesinfektion nicht zu erreichen sind. Schon eine Viertelstunde nach der Behandlung des Raums kann dieser wieder uneingeschränkt genutzt werden. Nachhaltige Schule…

In der Seestadt Aspern errichtete der Unternehmensbereich Schulen der BIG im Auftrag der Stadt Wien einen Bildungscampus für rund 800 Kinder. Das im Sommer 2015 fertiggestellte Gebäudeensemble mit sonnigen Terrassen und einer großzügigen Gartenanlage besteht aus einem Kindergarten und einer Ganztagsvolksschule mit 17 Klassen sowie acht Klassen, die für Kinder mit besonderen pädagogischen Bedürfnissen ausgerichtet sind. Dank einer Kooperation mit Aspern Smart City Research (ASCR) ist der Bildungscampus Aspern beinahe energieautark. Für Heizung und Warmwasser kommen alternative Energiesysteme wie beispielsweise eine Solarthermieanlage und die Wärmerückgewinnung aus der Abluft zum Einsatz. Die Photovoltaikanlage auf dem Dach erzeugt einen Teil des benötigten Stroms und der Garten wird mit Brauchwasser aus dem Brunnen bewässert. Geplant wurde der Bildungscampus von Thomas Zinterl mit ZT Arquitectos Lda aus Lissabon. Durch all diese Maßnahmen wurde das Haus nach TQB – Total Quality Building – der Österreichischen Gesellschaft für Nachhaltiges Bauen (ÖGNB) zertifiziert. Der Bildungscampus Aspern hat zudem die Auszeichnung klimaaktiv Gold erhalten.

Jedes Objekt benötigt eine differenzierte und durchdachte Lösung im Betrieb, um Rechtssicherheit in Einklang mit Langlebigkeit, Energieeffizienz und Komfort zu bringen. Maßgeblich hierfür sind qualifizierte Fachkräfte, die mit dem Objekt und den Abläufen der Nutzer*innen vertraut sind. Solche Betriebsführungen übernimmt die Abteilung Objekt & Facility Management (OFM) der BIG. Das Ergebnis ist ein individuelles Gesamtpaket, das an die Bedürfnisse der Mieter*innen sowie die Anforderungen des Objekts angepasst ist. Dieses Service ermöglicht es dem Mieter, sich auf seine Kernaufgaben zu fokussieren, während die BIG Fachkräfte für einen störungsfreien und rechtssicheren Betrieb sorgen. Auch die Stadt Wien hat die Betriebsführung des Bildungscampus Aspern der BIG anvertraut.

Frau Klesl-Tauchner, Leiterin des Bereichs Schulen in der Bundesimmobiliengesellschaft spricht über Perspektiven, Herausforderungen und Chancen im Schulbau.

Worin sehen Sie die Stärken der BIG im Schulbereich oder anders gefragt, welche Vorteile bringt eine Zusammenarbeit?

Wir begleiten Schulprojekte in allen Phasen - von der Idee über die konkrete Planung bis zum Projekt- und Baumanagement . Konkret heißt das wir beraten Sie hinsichtlich des Standorts, erstellen Machbarkeitsstudien, binden NutzerInnen ein, helfen bei der Planerfindung und im Vergabewesen sowie der Projektsteuerung und im Baumangement. Bei Bedarf bieten wir nach Fertigstellung auch die Betriebsführung der Immobilie an.

Schule ist nicht gleich Schule – wie weit reicht hier das Spektrum?

Zu unseren Referenzprojekten im Bildungsbereich zählen neben Kindergärten, Volksschulen und höher bildende Schulen auch Schulen für Kinder mit besonderen pädagogischen Bedürfnissen und Erwachsenenbildungseinrichtungen. Egal ob wir von Garderobe, Buffet, Foyer, Aula, Festsaal, Bibliothek, Verwaltung, Sonder-Unterrichtsräume, Nachmittagsbetreuung, Turnsaal, Schwimmhalle, Sportanlagen sprechen uns ist es wichtig unsere Ideen und die Anforderungen unserer Kunden zusammenzubringen sodass ein maßgeschneiderter Bildungsbau entstehen kann. Uns ist es wichtig, gemeinsam individuelle Leistungspakete zu schnüren und so auf individuelle Bedürfnisse und Wünsche eingehen zu können. Einzelleistungen, Teilleistungen, Gesamtpakete je nachdem was ihr Projekt verlangt.

Das klingt nach jahrelanger Expertise im Schulbereich?

Jahrzehntelange Erfahrung im Bildungsbau, viele erfolgreiche Referenzprojekte in allen Größenordnungen und unser Fachwissen machen uns zum idealen Partner für neue oder bestehende Bildungsbauten. Sanierungen, Generalsanierungen, Erweiterungen sowie Neubauten sind unser tägliches Geschäft. Auch im Schulbau gewinnt das Thema Nachhaltigkeit an Bedeutung wie steht die BIG dazu? Seit Jahren befassen wir uns im Unternehmen mit dem Thema und suchen die idealen Lösungen für unsere Kunden. Nicht zuletzt deshalb wird ja auch im aktuellen Schulentwicklungsplan auf die entsprechende Vorreiterrolle der BIG im Zusammenhang mit Nachhaltigkeit verwiesen. Konkret geht es um Energieeffizienz, erneuerbare Energien, Limitierung der CO2-Emissionen, reduzierte Bodenversiegelung und vermehrte Grünflächenanteile. Seit 2020 müssen alle Neubauten und Generalsanierungen dem nachhaltigen Mindeststandard der BIG entsprechen.

Bedeutet das nicht auch höhere Kosten?

Wir versuchen natürlich immer die beste Lösung für unsere Kunden umzusetzen. Geht es um nachhaltige und klimaschonendes Bauen und Sanieren, ist es wichtig den Lebenszyklus eines Gebäudes zu betrachten – das ist Schlüssel für Rentabilität nachhaltiger Gebäudeinvestitionen. Das heißt um eine wirtschaftliche Entscheidung zu treffen, sind Betriebs-, Reinigungs-, Ver- und Entsorgungskosten über den Nutzungszeitraum miteinzurechnen. Oder anders gesagt: Wem nützt es, bei der Errichtung zu sparen, wenn danach die Betriebskosten – über die Jahre der Nutzung gerechnet – zum Problem werden!

Wo sehen Sie die größten Herausforderungen im Schulbau?

Die größte Herausforderung im Schulbau sehe ich erstens in der Flexibilität der Räume, die den derzeitigen und künftigen pädagogischen Konzepten und Anforderungen gerecht werden müssen. Mehrfachnutzungen der Räume stehen diesbezüglich ganz oben auf der Agenda. Großes Augenmerk liegt auch auf zu schaffende Freibereiche, Sport- und Bewegungsflächen. Gleichzeitig muss auch die Möglichkeit des Rückzugs in den Überlegungen Platz finden und in die Planung einfließen.

Zweitens: eine weitere Herausforderung liegt in der technischen Ausstattung! Gerade im Bereich Digitalisierung stehen wir einem extrem hohen Tempo was Neuerungen betrifft gegenüber. Dem müssen wir uns natürlich mit entsprechenden Ideen und Lösungen stellen.

Und drittens müssen wir uns mit der tatsächlichen Auslastung der Ressource Raum über den gesamten Jahreszyklus auseinandersetzen. Das bedeutet zum Beispiel außerschulische Nutzungen, die zunehmend an Bedeutung gewinnen. Ein sehr gutes Beispiel ist hier etwa die Aufwertung von Schulgebäuden zu Gemeindezentren.

Mai das Schulentwicklungsprogramm (SCHEP) 2020 für die nächsten zehn Jahre präsentierte. Das SCHEP 2020 bildet bis 2030 die Grundlage für die Investitionstätigkeit des Bundesministeriums für Bildung, Wissenschaft und Forschung (BMBWF) im Schulbereich. Mit dieser soll einerseits eine qualitative Bestandssicherung in architektonischer und bautechnischer Hinsicht und standardgemäße Erhaltung der Bundesschulgebäude gesichert werden. Andererseits wird damit eine Weiterentwicklung entsprechend den technologischen, wirtschaftlichen und demografischen Trends angestrebt. Insgesamt stehen dafür rund 2,4 Milliarden Euro zur Verfügung. BIG als Vorreiter Einige wichtige der im SCHEP 2020 formulierten Ziele spiegeln das wider, worauf die BIG seit Jahren Wert legt. "Es freut mich sehr, dass die Bundesregierung bei wichtigen inhaltlichen Punkten des SCHEP unsere Ideen und hohen Anforderungen aufgegriffen hat. Das beweist einmal mehr, dass die BIG im Allgemeinen und in diesem Fall der Unternehmensbereich Schulen im Besonderen als kompetenter Kooperationspartner gesehen und unsere Arbeit geschätzt wird", zeigt sich Wolfgang Gleissner, Geschäftsführer der BIG, erfreut.

Dass der Raum – wie von Loris Malaguzzi konstatiert – als dritter Pädagoge wirkt, ist bei der BIG schon lange bekannt und wird bei sämtlichen Schulbauprojekten berücksichtigt. Mit entsprechender Architektur wird sichergestellt, dass die gebaute Umgebung die darin praktizierte Pädagogik optimal unterstützt. Vor diesem Hintergrund sollen unter weitreichender Einbeziehung der BIG in den nächsten zehn Jahren rund 270 Schulbauprojekte umgesetzt werden. Nachhaltigkeit ist weiterhin eine wichtige Zielsetzung des neuen SCHEP. Besonders erfreulich ist, dass die Bundesregierung hierbei auf das Holistic Building Program (HBP) der BIG zurückgreifen möchte. Somit werden Themen wie Energieeffizienz, erneuerbare Energien, Limitierung der CO2-Emissionen, reduzierte Bodenversiegelung und vermehrte Grünflächenanteile bei zukünftigen Projekten jedenfalls berücksichtigt. Weitere Ziele des SCHEP 2020 sind der Ausbau der ganztägigen Schulformen im AHS-Unterstufenbereich sowie eine flächendeckende IT-Infrastruktur und Digitalisierung im Schulbereich.

Der BIG NH-Bericht 2019 ist da! Bei der energie- und ressourceneffizienten Immobilienbewirtschaftung ist es uns gelungen neue Maßstäbe für das gesamte Portfolio zu setzen: Durch die konzernweite Einführung eines Nachhaltigen Mindeststandards und der Definition unserer 10 BIG Points für Nachhaltiges Bauen und Bewirtschaften. Grundlage des verpflichtenden Standards für alle Neubauten und Generalsanierungen ist das Holistic Building Program (HBP). Das von der BIG entwickelte Programm bildet die Basis für energieeffizientes und ökologisches Planen, Bauen und Bewirtschaften. Das Programm vereint die Erkenntnisse aus dem eigenen Immobilienbestand mit wesentlichen Kriterien führender Zertifikate. Ab sofort müssen über 60% der Maßnahmen aus dem HBP umgesetzt und für jedes Projekt zumindest klimaaktiv Silber erreicht werden.

Die Ziele sind dabei klar definiert: Höhere Energieeffizienz unserer Gebäude, rascher Ausstieg aus fossilen Energieträgern und stärkere Nutzung erneuerbarer Ressourcen. Um die klima- und umweltschonenden Maßnahmen auch wirtschaftlich nachhaltig umsetzen zu können, entwickelt die BIG Immobilien mit Blick auf den gesamten Lebenszyklus – von der Errichtung über den Betrieb bis zum Abbruch des Gebäudes. Mit dem HBP-Onlinetool (hbp.big.at) können Projekte einfach und effizient geplant werden. Mit dieser Maßnahme setzt die BIG zukunftsweisende Standards für die Immobilienbranche und leistet einen Beitrag zu Klima- und Umweltschutz.

Ein wichtiges Thema, dem sich die Bundesimmobiliengesellschaft (BIG) angenommen hat, sind die Auswirkungen von Begrünungssystemen sowie deren Kosten- und Wartungseffizienz für Schulen im Innen- und im Außenbereich. Das Ergebnis überrascht kaum: Pflanzen wirken sich sehr positiv auf uns aus: Sie verbessern die Luftqualität, binden Feinstaub und CO2, regulieren die Luftfeuchtigkeit und verbessern die Akustik im Raum. Außerdem helfen sie im Unterricht, denn Pflanzen fördern Konzentration und Kreativität und unterstützen uns Menschen dabei Stress abzubauen. Als BIG ist es uns ein Anliegen die Entwicklung von Begrünungssystemen voranzutreiben. Daher sind wir Partner von nachfolgenden Forschungsprojekten. DIE GRÜNE SELBSTBAUWAND FÜR SCHULEN - DER PROTOTYP ZUM NACHBAUEN

Um allen Schulen nun die Möglichkeit geben zu können, auch in ihren Räumen ein kosteneffizientes und pflegeleichtes Begrünungssystem haben zu können, wurde die Grüne Selbstbauwand der BIG durch die TU gemeinsam mit der BOKU Wien entwickelt. Das dafür entwickelte Hygro- und Lichtsystem ist ausgeklügelt und wartungseffizient, die von der Universität für Bodenkultur Wien empfohlenen Pflanzen sind pflegeleicht. Die grüne Selbstbauwand ist aber nicht nur (fast) Selbstversorger und sehr stabil, sie lässt sich auch in dunklen Ecken unterbringen und passt durch jede Tür, sodass sie als Wanderwand von Klasse zu Klasse verschoben werden kann. Alles was es braucht, ist unsere Bauanleitung, ein gutes Team und viele grüne Daumen. Der Erst-Prototyp lädt nicht nur zum Nachbauen ein, sondern soll auch zur Weiterentwicklung und innovativen Umsetzungsideen für Schulen einladen. In der Bauanleitung findet man alle Details inklusive Einkaufsliste und jeden Bauschritt mit Tipps, Zeichnungen und Fotos. Der Integration von Pflanzen in die Klassenräume sind hinsichtlich Plätzen, Anzahl, Größe und Form keine Grenzen mehr gesetzt. Und hier gehts zur Bauanleitung und den Kurzclips für das Projekt.

GRÜNPLUSSCHULE KANDLGASSE

Das unter der Leitung der TU Wien von der BIG begleitete Forschungsprojekt GrünPlusSchule untersucht die Auswirkungen von Innenraum- und Außenraum-Begrünungssystemen auf Dämmwerte und die Qualität der Raumluft. Gearbeitet wurde an Erkenntnissen zu Veränderungen der Raumluftqualität und Verminderung der Schadstoffe in einem Schulgebäude. Außerdem die Einflüsse von Pflanzen auf das hygrothermische Verhalten des Gebäudes, das damit verbundene Energiesparpotential, Lärmminderung, Wasserrückhaltung und den Wärmeinsel-Effekt. Um die Wirkung auch für die Schüler und Schülerinnen erlebbar und spürbar zu machen wurden gemeinsam mit den Kindern ganze Wände bepflanzt. Auch der von umliegenden Häusern begrenzte Schulhof wurde kurzerhand zu einer pflanzlichen Versuchsstation umfunktioniert: Auf den Fassaden wurden unterschiedliche Bewässerungs- und Eintopfsysteme auf ihre nachhaltige Funktionsfähigkeit getestet. Die Dachbegrünung mit PV-Kombination wurde auf Optimierung untersucht um Lösungen für die Energieeffizienz in gesamtökologischer Betrachtung liefern zu können. Alle Ergebnisse sind in einen Maßnahmenkatalog für "Schulen im Altbau" geflossen, der den Schulen Online zur Verfügung gestellt wird (siehe dazu: Maßnahmenkatalog im Downloadbereich).

GRÜNEZUKUNFTSCHULEN

Auf den aus der GrünPlusSchule gewonnenen Erkenntnissen baut die GRÜNEzukunftSCHULEN auf. Zwei der Piloten zur prototypischen Untersuchung von Begrünungsansätzen und -systemen sind das BRG 16 Schuhmeierplatz und das BRG Diefenbachgasse der BIG in Wien: An diesen Schulstandorten wurden Begrünungsansätze speziell für Schulen erarbeitet und umgesetzt. Die gesammelten Erfahrungen werden mit den Ergebnissen des Projekts „GrünPlusSchule“ verglichen. Das betrifft insbesondere den Energie- und Wasserverbrauch der Begrünungssysteme sowie die Auswirkungen auf das Gebäude und das Raum- und Mikroklima. Besonderes Interesse gilt dem Vergleich von mechanisch belüfteten Räumen im Neubau mit nicht belüfteten Räumen im Alt- und Neubau. Dabei wird auch der Frage nachgegangen, ob die durch die Begrünung verursachte höhere Luftfeuchtigkeit in Neubau-Räumen ohne Lüftungsanlage diese noch mehr verstärkt. Die Ergebnisse für Grüne Architektur im Schulbau erscheinen in einem eigenen GRÜNEzukunftSCHULEN-Leitfaden (siehe dazu: Leitfaden im Downloadbereich).
